Stains along the concrete walls, standing puddles on the floor, and a musty smell revealed a chronic foundation waterproofing issue. With a luxury home and finished landscaping at risk, urgent action was needed to prevent long-term moisture damage and mold.
We designed a comprehensive exterior waterproofing system tailored to the property’s layout, Bellevue’s climate, and the high-value construction of the house:
We carefully excavated the perimeter of the foundation down to the footings. Special care was taken to protect the landscaping and maintain access to the backyard.
The concrete foundation was thoroughly cleaned of old sealants, dirt, and biological growth to ensure strong adhesion of new waterproofing materials.
A multi-layer bituminous waterproofing membrane was applied to the exposed walls. This included a liquid sealant and a high-density polyethylene dimple board for pressure resistance and drainage.
We installed a perforated French drain system with filter wrap and clean gravel along the footing line. This directs water safely away from the foundation into a discharge point.
The trench was carefully backfilled and regraded to maintain a slope away from the house. Soil was compacted to reduce future settling.
We verified that the basement was now dry, sealed, and structurally sound. A new interior waterproof coating was added for additional moisture resistance and aesthetic improvement.
